PV & tenant electricity: How the energy transition works in the building sector (references)

Learn how tenant electricity works, what advantages it offers owners and tenants, and how modern buildings benefit from locally generated energy.

Today, we are focusing on a forward-looking topic that is just as interesting for property owners as it is for tenants: tenant electricity. We show how a tenant electricity project progresses from the initial idea to successful implementation and what advantages this can bring for both sides. In addition, reference customers illustrate the wide range of possible applications for our operating system for real estate and neighborhoods.

Tenant electricity projects in practice: Our reference projects

Our forward-looking projects demonstrate how a holistic tenant electricity and energy concept with digital sector coupling based on our property management platform can be implemented in reality:

1. Quartier am Rotweg, Stuttgart

Quartier am Rotweg, Stuttgart

As part of this ambitious IBA'27 project, ROCKETHOME is supporting the building cooperative in creating climate-friendly and socially sustainable living. A 340 kWp photovoltaic system plays a central role in this, forming the basis for an innovative combination of tenant electricity and modern heat generation.

The ROCKETHOME operating system provides digital control and optimization of decentralized heating solutions (such as heat pumps), which are primarily powered by locally generated PV electricity. This guarantees an efficient, sustainable, and cost-effective supply of electricity and heat to residents—a prime example of successful sector coupling in urban areas.

2. Arkadien River Gate, Weil am Rhein (Strenger Group)

Arkadien River Gate, Weil am Rhein

In collaboration with the Strenger Group, a pioneering smart neighborhood is being created that stands out above all for its intelligent digital infrastructure. The ROCKETHOME operating system connects all of the neighborhood's central energy systems, controls tenant electricity, and supplies over 100 charging points for e-mobility, including dynamic load management.

The energy concept is supplemented by a local PV system (204 kWp), whose yield is seamlessly integrated into the digital management system. Together with integrated smart home and smart living services, this creates a modern, networked living environment that combines high technical efficiency with tangible living comfort.

How does tenant electricity work?

Tenant electricity refers to electricity that is generated directly on the roof of a building—usually by means of a photovoltaic system—and then supplied to the residents of that building. The electricity is produced locally, consumed locally, and thus contributes to a sustainable and economical energy concept.

From planning to implementation: How a tenant electricity project is created

  1. Review and analysis: First, we check whether a building is fundamentally suitable for tenant electricity. Factors such as the available roof space, the expected electricity consumption, and the legal framework are taken into account in the assessment.
  2. Planning and design: Based on the analysis, a customized model is created. This includes the design of the PV system, profitability calculations, and the contractual design of the tenant electricity model.
  3. Installation and technical implementation: The next step is to install the photovoltaic system. This includes mounting the modules, integrating the inverters, and ensuring that the cabling is installed correctly.
  4. Sector coupling: Based on our AI operating system, we connect all energy media (generation, storage, mobility, and heat) into a holistic IT system. All applications are made available to property managers via the ROCKETHOME Property Manager and, if required, made transparent to tenants via a user app. This significantly promotes an increase in tenant participation rates and the purchase of additional charging infrastructure.
  5. Operation and administration: Once installation is complete, ongoing operation begins. This includes managing the tenant electricity model, billing tenants, and maintaining and monitoring the technical aspects of the system.

Benefits for owners

A tenant electricity model offers numerous added benefits:

  • Additional income from the sale of the electricity generated
  • Increasing the attractiveness of the property
  • Contribution to climate protection through the use of renewable energies
  • Development of a modern, sustainable building infrastructure
  • Compliance with all ESG rules

Advantages for tenants

Tenants also benefit directly:

  • Electricity prices below the level of the basic provider
  • Reliable and sustainable energy supply
  • Reduced dependence on volatile electricity market prices
  • Independent contribution to the energy transition

Sector coupling with the ROCKETHOME Property Manager

The ROCKETHOME operating system forms the technological basis for the efficient implementation and management of tenant electricity projects and goes one step further.

Intelligent sector coupling ensures that locally generated electricity is optimally integrated into the mobility, storage, heating, and other consumption sectors of the building or neighborhood . This is the only way to create a holistic, smart energy concept that maximizes self-consumption and contributes to decarbonization. ROCKETHOME covers the following key areas:

  • Heat supply: The system enables intelligent control of decentralized heating solutions (e.g., heat pumps) in order to maximize the self-consumption of PV electricity in a targeted manner.
  • Electromobility: This is where dynamic load management for the charging infrastructure comes into play. It ensures that electric vehicles are primarily supplied with cost-effective PV electricity without overloading the home network.
  • Smart Building & Property Manager: Residents benefit from app-based services that give them full transparency over energy flows and also increase comfort through smart functions.

All these applications, from energy supply to accurate billing, are managed centrally via our property management platform. User app integrations ensure high participation rates and make it easy to gradually retrofit parking spaces with charging infrastructure. The property manager's energy dashboards with ROCKETHOME Intelligence functions ensure transparency with regard to all energy flows. Partner integrations ensure that all partner applications and software are only accessible to the responsible employees. The entire IT system integration and operation is planned, developed, and operated by ROCKETHOME and its partners.

Conclusion

Tenant electricity is a key component of the energy transition in the building sector. With ROCKETHOME's digital infrastructure, tenant electricity becomes the basis for comprehensive, profitable sector coupling. Both owners and tenants benefit from a cost-efficient, sustainable, and future-oriented energy supply.
